LIDO KEY CONDO BRINGS $2.2 MILLION AT SALE

A 3,654-square-foot condo in the Orchid Beach Club Residences on Lido Key fetched $2.195 million on Monday, down $400,000 from its asking price.

The views from the three-bedroom, three-bath condo at 2052 Benjamin Franklin Drive overlook the sandy beach on one side and downtown cityscape on the other. Unit D702 became the fourth condo in the tower since last May to bring its seller more than $1 million, records show.

The seventh-floor unit is equipped with bamboo floors, granite counter tops in the kitchen and bathrooms, a master-bedroom breakfast bar, a chef's kitchen with double ovens and gas range, Bosch dishwasher and Sub-Zero refrigerator. The living room terrace has a built-in gas grill. The residence also boasts a two-car garage.

NEW REAL ESTATE SHOW ON SNN

SNN Local News will debut a weekly real estate show hosted and produced by Candice McElyea, president of 360 Degrees PR.

The show is titled "Get Real! Estate on the Suncoast." The sponsored show will feature local businesses and properties across the region, in response to the upswing in residential construction activity, homes sales and home price appreciation across the region.

The show is intended to bring relevant information about the industry — from building to buying, searching and selling — presented in a talk-show format, said McElyea, a former SNN news anchor. "We will work with show sponsors to cater the show to them," she said, "and to make it interesting and informative for our viewers. We also plan to take real questions from real viewers and integrate them into the show to get real answers about real estate-related topics."

The show will be recorded at the SNN studio in the Herald Tribune Media Group building in Sarasota. It will air at 7 p.m. Thursdays and again at 9 a.m. Saturdays.

The first show features Lakewood Ranch-based Neal Communities and local land-use attorney Casey Colburn. Companies can sponsor either a whole- or half-show segment.

NEW MODELS FOR CENTEX

Centex Homes has started construction of two model homes at The Reserve at Crossing Creek, at 44th Avenue East and 69th Street East just north of the intersection of Creekwood Blvd. and S.R. 70 in Bradenton.

The two models are part of a model park Centex Homes plans to open in July.

The Vernon Hill Loft model at The Reserve at Crossing Creek offers 2,629 square feet of living space in four bedrooms and three baths, with a den and an upstairs loft, plus a two-car garage all priced from mid-$200s. The two-story, 3,242-square-foot Mendoza has four bedrooms and two-and-a-half baths, and is priced from the high $200,000s .

Centex plans to build 88 houses at The Reserve at Crossing Creek, from 1,911 to more than 3,200 square feet and with prices starting in the high $100,000s.
