SARASOTA — What was to have been the site of a luxury Mediterranean Revival condominium tower will now be the location for a low-slung row of modernist townhouses.
Sensing that the time is right to build for a younger clientele, the development company Jebco Ventures has announced its plans for Q, a residential project at 1750 Ringling Blvd. that will be priced from the high $300,000s.
Although early reservations have been made by buyers “all over the board,” developer and Jebco CEO Jim Bridges said the younger demographic in downtown Sarasota influenced his design choices.
“Sarasota is ready for a change, something new,” Bridges said. “It is hard to do affordable housing because the land is so expensive, but starting our prices in the high $300,000s is substantially less than any of the condo towers downtown.
“I have had more than 100 inquiries already,” he said, with units reserved by a cardiologist, a businessman in his 20s, a designer and a financial adviser and his wife, among others.
Q will offer 39 residences with tankless gas water heaters, 8-foot solid-core doors, 10-foot front doors with all windows and doors rated up to 200 mph, and LED lighting. Interior decor will include LUBÉ Italian Cabinetry, Duravit Vitreous China sinks, Bosch appliances and Hansgrohe plumbing fixtures.
“They have every available amenity. Anyone would live there,” said Bridges.
The architecture, by Arcticstar Design, will be contemporary. Design assistance was provided by Kurt Lucas and Boyan Guran of JKL Design Group.
Most of the units will have 360-degree spiral staircases with an optional glass elevators, as well as ample storage and private parking, with either a one-, two- or three-car garage. Glass-walled terraces will provide views of the city.
The first residences could be ready for occupancy in December, and the project is scheduled to be completed in 2014.
“We are using superior materials and appointments throughout every space of this community, all of which are offered as standard furnishings, not upgrades or more expensive options,” said Bridges.
