In Sarasota Ranch Club, a $1.85 million home sale

A 7,289-square-foot house on 10 acres at 1660 Ranch Club Blvd. in Sarasota Ranch Club sold earlier this week for $1.85 million.

It is one of the most expensive home sales ever in the far eastern reaches of Sarasota County, and the highest in Sarasota Ranch Club, said listing agent Tom Cinquegrano of Michael Saunders & Co. The property appraiser reports that the house has 6,957 square feet of living area, and 1o,257 overall.

The house has three bedrooms and three and a half baths, and is ornately furnished with a Mediterranean design theme.

The seller was MFC Company of Chicago, a subsidiary of Northern Trust, which took control of the property in a deed in lieu of foreclosure in December. Joseph Delegarza built the house in 2008.

The buyers were represented by Nancy Jones of Re/Max Alliance Group.

Cinquegrano said the buyers are retirees from Islamorada in the Florida Keys who have visited Sarasota in their float plane. The husband is from Texas and his wife is from Georgia. They wanted a large piece of land for their grandchildren, and also sought to escape the inconvenience and traffic of the keys, the agent said.

"If they wanted to go to a mall, they had to drive to Miami," said Cinquegrano.

The agent said there has been a flurry of activity in Sarasota Ranch Club.

"Now you have three in that neighborhood that were for sale for a long period of time, and two have sold and one is under contract," said Cinquegrano. "And two 10-acre lots have sold. Things have popped in the past couple of months. Where are you going to get that size property in a gated community? You can get 10 acres for under $200,000.

"A lot of people don't want a golf-course community. I had been saying, when one sells, they all will start to sell."
