The developers of the DeMarcay at 33 S. Palm condominium will begin deconstruction of the historic hotel on the site on June 15, according to the Garo Kholamian of XAC Developers LLC.

The front and rear facades of the 1920s DeMarcay Hotel/Roth Cigar factor will be retained and integrated into the design of the 18-story tower.

Condo documents have been approved by the state, Kholamian said, and reservations are being converted to contracts. Occupancy is expected in early 2018. Prices range from $500,000 to $3 million-plus. Units will vary in size from 1,144 to 3,106 square feet; units may be combined. The tower will have a rooftop pool.

Voeller Construction will build it from plans by architect Parker Walter Group and designer JKL Design Group.

The development team includes Kurt Lucas and Ron Butine of JKL Design Group; Matthew Morris, Maureen Morris and Lori Carey of Premier Sotheby’s International Realty; Sherry Mast, Melissa Pielet, Greg Kveton and Garo Kholamian of XAC Developers; Brent Parker, AIA, of Parker Walter Group; Lisa Resnick of funding bank BB&T; Bill Voeller of Voeller Construction; and Brian Jones of Jones Development Co.
